Shops at Bella Terra: Reaching Many Communities at Once

How it happened 


On behalf of a Houston-based developer of retail shopping centers, we supported the investment of over $13 million in public infrastructure to develop the Shops at Bella Terra in Fort Bend County, Texas. The center is located at the intersection of two major highways, making it highly accessible to multiple communities. Funds were advanced by the developer and we secured their reimbursement by monetizing incremental sales and property tax revenues received by the local municipal utility district.

Results

The first phase of the shopping center was completed in 2008. Today, the center hosts a variety of national retailers who serve the numerous surrounding neighborhoods, from Cinco Ranch to Mission Bend. The total cost was approximately $80,000,000.
